Case study - A newly qualified barrister and first-time buyer

Jordan Lynch acted for a barrister who was looking to buy her first property. Having only been qualified for two years, earnings for the 2020/21 year were just £30,000 but for 2021/22 had increased to £80,000. The first year's figure was lower due to the courts being closed for a large part of the pandemic.

Looking at projections for the 2022/23 financial year, the client was expected to earn at least £100,000 which was confirmed by the clerk of the chambers. We found a lender that would use these projections in their decision making and discounted the first year's figures from their assessment. This allowed the barrister to secure the desired mortgage of £450,000.
